The Vision
Land at Downend is a 22.5 hectare site in a highly sustainable location, which if developed for new family homes, could deliver a range of community benefits, including:
- Up to 400 new high quality family homes provided across a range of types and tenures.
- At least 30% affordable homes with the proportion and tenure mix to reflect local needs.
- A new c.400sqm commercial hub, as a welcoming gateway to the site’s main access, which could provide a local shop, café, community space, gym/leisure space or co-working facilities, subject to demand.
Considering the relatively unconstrained nature of the site, its deliverability, and proximity to existing and future facilities and employment opportunities, development of the site would constitute sustainable development while ensuring that impacts on the existing local community are carefully managed.
Significant Green Space
A defining feature of the emerging proposals is the significant provision of green and open space across the site, accounting for 54.5% of the site area.
The vision is to create a landscape-led development, where new homes are set within a network of green infrastructure that supports health, wellbeing and biodiversity.
This will include:
- Areas of public open space for recreation and relaxation
- Allotments and a community orchard to support local food growing
- A centrally located play area for children and families
- Extensive green corridors and landscaped buffers, incorporating new green and blue infrastructure such as a Sustainable Drainage System to manage water positively, wildflower, tree planting, and circular walking routes.
- Green footpaths, ecological corridors and cycle routes will span the site and connect into the existing Public Rights of Way network.
